At  Minnesota Home Mortgage, we compete aggressively on our fees and loan pricing, because we also want your next purchase or refinance, and we want you to tell your friends, relatives and business associates.

 

 

Interest Rates

We do not put our interest rates on the Internet (or in newspapers for that matter).

We'll tell you why in a moment, but first, two true stories:

A customer called us to get a rate quote. It turns out we were happy to do their loan for 3/8% below the "great rate" they were quoted from their "personal banker" at a large bank; same loan program; same fees. Why?

Another customer, called an 800 number to refinance. Many promises were made and, of course, a great rate was offered. Three months later, the loan still had not closed. The borrower now had two late mortgage payments (Bad Credit) because the 800 people said not to make the payments since the refinance would be done. The 800 people often don't have a local reputation to maintain; if your loan closes that's great, if it doesn't, oh well.

Every single loan is important to us.

Why we don't put our rates on the Internet (or the paper):

  1. People looking for the absolute lowest rate have thousands of places to look already.

  2. Rates change daily, sometimes twice a day. We don't want customers misled by rates that are obsolete.

  3. We will not advertise rates that we are not prepared to actually use. This is a canon of mortgage ethics; unfortunately, it is not adhered to as much as it should be.

You should absolutely be interested in the rates your lender offers. But, be careful of making that your only criteria. Mortgages are similar to anything else, in that, you get what you pay for. This is an important transaction and it should be handled by a company that delivers quality, service and highly competitive rates. You may save 1/8 percent on the rate and lose thousands because you have the wrong loan program.
